Letting Your Holiday Villa In Europe

villas in France, villas in Portugal, holiday villas

Owners of villas in France, Spain and the Algarve who come to us do so for two reasons: firstly they don't know how to market their house, and secondly, they worry about damage to their house. Agents can help with both of those things to some extent, but are they worth the commission? The answer is it depends.

Marketing is more than just advertising. The villa rental market in Europe is now very price sensitive, at all levels. Customers do their research and know precisely what a villa is worth. Set your pricing too high and your house will stand empty: set it too low and you will be full by March and wish you had asked more. A good agent can tell you what it is worth and has a lot of data on which to base that advice. But do your research and you will know what your villa is worth as well. If you are confident in your ability to do that then you can save yourself a commission.

You might need help describing your villa to the best effect. For example, your views might be stunning, but sadly that is not worth much in the market these days - to some customers 'stunning views' sounds like something that people say when they can't think of anything else to say. In an oversupplied marketplace you need to make a house stand out.

Choice of tenants is the area where agents can really add a lot. Letting your pride and joy to strangers can be scary to the uninitiated. Established agencies have long lists of happy customers who come back year after year, and whom they know often personally. If you are going to let strangers stay in your house then it is comforting to know that at least they are friends of friends.

The position of agents in the market used to be controlled by marketing media. Press advertising and publishing brochures is expensive, and in the pre-Internet world it was prohibitive for individual owners. The Internet has changed the villa rentals industry for good by making maPalmerketing accessible to non-tech-savvy owners: all you need to do is make a website (most children can do that bit) and open and Adwords account: bid 50p a click for a very specific keyword that the most qualified leads will be searching on, and you will probably do OK. But probably is not good enough for some people: if your holiday villa budgeting is dependent on holiday lettings (unwise but sometimes necessary) then you need to be sure that some professional person will take responsibility for it.

If you do decide to use an agent, you can go one of two ways. Either you will make an exclusive deal with an agent who is prepared to commit to a certain number of weeks per year, or you will operate on an ad hoc basis, typically with more than one agent offering your house. Agents who are prepared to risk the former and few and far between, and the few that are around will typically offer much less than the house is worth, but it is also the worry-free option. Probably the best of both worlds is to use agents and offer yourself: that way you acquire the judgement you need and still have somebody to advise you and take an interest in achieving a good return on your investment.

The long-awaited opportunity has arrived for many Americans to relocate to Europe for business or pleasure - a dream they may have had all their lives. However, the task of moving can be a bit overwhelming. The following are tips on making your journey to Europe, a little easier as well as an online source to keep you up-to-date on European current events.

1. Be sure to make a "to do" checklist. Now this may seem obvious but so many people don't do it. Review your list to make certain that all your medical records are being sent where they need to go, financial matters are handled appropriately(whether you are closing or opening an account, selling property, etc.)and bills are paid. If you should move back to the States, you don't want to be slammed with a bunch of unresolved debt notices. Also, forward mail with the post office or contact the companies directly that you want to have mail sent to your new address.

2. Bring a handy foreign language guide and brush up on what Europeans like and don't like about American behaviors and what are the latest scams being used on foreign travelers.

3. If you can have some of your favorite foods, keepsakes, or other needed supplies sent via mail, (you will have to check with the post office and customs) then do so. It may help you get over any nostalgia you may feel once you get there.

4. Designate a family member or trusted friend to handle any matters that you may have not had anytime to deal with before you go.

5. Check with the airline to ensure that you have a seat, the flight is on time and any new standards that may have come up since you last contacted them.

6. Besides your cell phone and email address, don't forget to let family and friends know your home phone number, address, neighbor's address and phone and work address and phone. This way they have a variety of ways to reach you in case of emergencies.

7. If you are seeking an easy and accurate website to find all the latest news in European business, politics, policies, earnings, health, law, technology and much more, then look no further than the Wall Street Journal Europe. Click on the link following this article for savings and have a wonderful move!

Villa rentals are a great way to enjoy your European Holiday, Vacation & Tour on your time and in an environment that feels like home. Keep reading for five great tips on how to find the perfect European villa rental.

1. Remember that a villa is just a Holiday, Vacation & Tour home. Yes, the word villa may seem grand or over-the-top, but it's really just another word for a Holiday, Vacation & Tour home. Think of it as a cottage and you may not feel so overwhelmed by the decisions.

2. Pick a size. European villa rentals tend to fit into one of two types: large, luxury homes designed for multiple families or big groups; and more modest styles that are great for single families. Larger homes can still be economical if shared between families and both styles offer that convenience of kitchen facilities and the privacy that out-of-hotel accommodations provide.

3. Owner Rentals vs Agency Rentals. You may get a better deal by renting property directly from the owner, but agencies often provide services like credit card payments (rather than expensive international wire-transfers), English-speaking agents, and a higher level of transaction security.

4. Know what you want and ask, ask, ask. If you have kids or pets, make sure they're allowed. If you want to spend your time in Southern Italy enjoying home-cooked meals on the veranda, then make sure the kitchen is adequate. If you want to be close to a hospital or urban center, double check that you will be.

5. Trust word-of-mouth. Try review sites, your own friends, or even asking the rental agent for the contact information of past renters. This is a great way to find out the real pros and cons of a property.

Finding the perfect European villa rental for your next Holiday, Vacation & Tour is easy, as long as you know what you want. With some research and work, you can find a great villa for your Holiday, Vacation & Tour.
